MEET BRAD & THEO

Theo Gannon

Personal Real Estate Corporation, eXp Realty

Roots & Routes Theodora Gannon was born and raised in Vancouver to immigrant parents — her father from Greece, her mother's family from Guangzhou and Hong Kong. Growing up between two cultures gave her something that can't be taught: a natural ability to move between worlds, to understand people on their own terms, and to make anyone feel genuinely at home. As a teenager Theo became fascinated with Mandarin and Cantonese, studying both with a focus and determination that would define her entire career. She didn't just learn the languages — she mastered them, eventually winning Chinese public speaking awards in both Vancouver and Taipei. For Theo, language has always been about more than words. It's about respect, connection, and making people feel truly understood.

Before Real Estate Theo left high school with ambition and a natural gift for building relationships. She joined a media company and rose quickly through the ranks, becoming a manager overseeing account representatives across all of British Columbia, with major accounts including Kodak film. She travelled frequently, developed sharp sales instincts and a strong marketing mind, and discovered something important about herself: she was quietly, fiercely determined to be the best at whatever she took on. That hasn't changed. The Taiwan Years When Theo and Brad married, they moved to Taiwan together. For three years they lived and worked in Taipei, running a summer ESL program that not only deepened Theo's already remarkable fluency but also quietly funded the deposit on their first home back in Vancouver. She loved Taiwan possibly even more than Brad did — the culture, the people, the food, the pace of life. It was there that her connection to Chinese culture moved from something inherited to something truly lived.

She returned to Vancouver fluent in three languages, steeped in a culture that most Canadians only observe from the outside, and ready to build something lasting. Realtor Rising Theo entered real estate in 2004 and never looked back. What she brought to the profession was unusual — not just language ability, but a genuine cultural fluency that resonated immediately with Vancouver's diverse communities. Combined with her natural warmth, her fierce work ethic, and an attention to detail that borders on the extraordinary, she quickly built a reputation that spread almost entirely by word of mouth. Over 17 years at RE/MAX she earned some of the industry's most prestigious recognition — the RE/MAX Lifetime Achievement Award, the RE/MAX Hall of Fame Award, and multiple Medallion Club years including a Top 1% finish. When she and Brad moved to eXp Realty they brought every client and every value with them. The awards followed.

Clients for Life Theo is the team's listing specialist and leads with a calm, precise, and deeply personal approach that clients remember long after the deal closes. She has a particular gift for working with seniors and families navigating major life transitions — downsizing, estate sales, upsizing, and everything in between. Her patience is extraordinary and her respect for every client, regardless of where they are in life, is instinctive and genuine. In Chinese culture there is a concept called filial piety, a profound reverence for elders and family. Theo doesn't just understand it intellectually. She embodies it. What the other side of the negotiating table rarely sees coming is that beneath the warmth and approachability is a ruthless negotiator. Theo is calm under pressure in a way that most people never achieve — she leaves her ego at the door, keeps her emotions steady, and outmaneuvers opponents who mistake her friendliness for softness. More than one agent has walked away from a deal not quite sure how Theo got everything her clients wanted. Her clients don't just recommend her. They call her back for their next transaction, and the one after that. Mr. W. Lee, a grandfather a repeat client put it simply and directly: "We don't just view you as our realtor — we view you as our friend." Theo at Home Away from real estate, Theo is happiest in the simple moments.

She tends her garden, putters around the house, enjoys all kinds of Asian food, and is Brad's most trusted — and most honest — critic in the kitchen. She loves animals deeply, including Gobi, the family's spirited Shiba Inu who has strong opinions about everything. She swims, cycles, and has become an experienced sailor who can hold her own at the helm. A glass of rosé on a quiet evening is her idea of a perfect end to the day. Theo has little interest in fancy jewelry or material indulgences — but she has one well-known weakness: fast cars. Brad first noticed her driving a stick shift 4WD Subaru Outback when they met, and it made quite an impression.  She and Brad are proud parents of two teenagers who have grown up watching their mother outwork, out-care, and out-detail virtually everyone around her. And whenever possible she gets back to Greece, a country she holds in her heart so deeply she recently obtained her Greek passport. She may have forgotten most of the Greek she spoke as a toddler, but the connection never left.

Clients who work with Theo often say the same thing: she made one of the most stressful experiences of their lives feel manageable. That she always had their best interests at heart. That they never felt pushed, only guided. That they'd call her again without hesitation — and that they already have.

Brad Gannon

Associate Broker, eXp Realty

East Coast / West Coast Although born and raised in Newfoundland, Brad's family has deep roots in British Columbia. His great-grandfather was an Irish immigrant who worked the coal mines in Nanaimo, and that Vancouver Island connection has run through the family ever since — his father and grandfather were both born and raised there, before his dad at nineteen ventured halfway back to the old sod to another island — Newfoundland. To occupy the children a Roland piano found its way into the Gannon home — and a thirteen year old Brad took to it with the kind of enthusiasm that only a long Newfoundland winter can inspire. He had no idea how that hobby would impact his career.

Most people don't detect an accent anymore but buddymyson he loves to put it on and spin a yarn. Taiwan Bound When Brad was sixteen, his family moved back to Vancouver Island to care for grandparents. At eighteen he made the move to Vancouver, and not long after fell in with a group of friends who sparked something completely unexpected: a fascination with Mandarin Chinese.

What started as a curiosity became a passion — and eventually a plane ticket. Brad enrolled at National Normal University in Taipei, immersed himself in the language and culture, and settled into the rhythms of life in Taiwan. From the buzz of night markets to the quiet of internet cafés where he'd eagerly check for Hotmail messages from a girl back home named Theodora, he fell completely in love with the country and its gentle people. Pianoman He returned to Vancouver anxious to impress Theo with his improved Mandarin and it must've worked as they soon got engaged. Somewhat by chance he walked into a piano store near Metrotown that needed a salesperson. It turned out to be a revelation — it was here that Brad discovered a natural knack for sales and closing, and the extraordinary power of his Mandarin — connecting with customers in their own language in ways that built instant trust and closed deals.

In 2005 he decided to apply his sales skills to real estate. The Trades Advantage Growing up working alongside his father in the family HVAC business — in the sheet metal shop, on job sites — and earning his gas fitting ticket straight out of high school gave Brad a trades foundation that most agents simply don't have. Real estate felt like a natural fit — a career where construction knowledge and the ability to connect with people in their own language could work together. He can walk through a home and see not just surface details, but its full potential, what it will cost to maintain, and how it will perform as a long-term investment. Realty Reality Brad moved back to Taiwan with Theo for three years after they married and she loved it possibly even more than him. When they finally settled in Vancouver for good, they put their savings to work. In 2002, with around $25,000 scraped together, they placed a deposit on a presale condo near Highgate in Burnaby — then spent the next two years saving another $30,000 while they waited for it to complete.

They moved in 2005, and within a year and a half had leveraged that equity into an older detached home that they renovated themselves. It was the beginning of a real estate journey that continues to this day. 2008 hurt. The financial crisis rattled markets across the world, and Brad and Theo weren't immune — Theo was pregnant, the renovation had stretched them, and the pressure was real. They held on, but in 2010 made the decision to sell. It turned out to be a costly mistake. Vancouver's market rebounded sharply, and the family spent several years renting while prices climbed — including the stress of being evicted. Brad will be the first to tell you that it was one of the most valuable lessons of his life. That experience gave him a keen understanding of what it costs to exit the market too soon, and an unshakeable commitment to helping his clients focus on the long term.

Eventually they found their way back in — an infill lot near Central Park in Burnaby where they worked closely with a builder to construct their own home from the ground up, handling all the interior design themselves. It was an exciting and at times stressful experience that they thrived on. Brad and Theo love working together in real estate and pretty much anything else, even the kitchen. Brad the Dad Today, Brad specializes in helping growing families make confident upsize decisions in one of the world's most complex real estate markets. He believes that buying a home isn't just a transaction — it's one of the most important financial decisions a family will make, and he takes that responsibility seriously.

His clients describe him as honest to a fault, knowledgeable, and direct — the kind of agent who will tell you the truth even when it's not what you want to hear, but will do it with sincere empathy. As a father, Brad is every bit as intentional at home as he is with his clients. The same work ethic and entrepreneurial flair his dad modelled is something Brad is determined to pass on to his own kids. From lemonade stands and shoveling snow in elementary school, to knocking on doors for yard work and power washing jobs as teenagers, they have the Gannon grit. They are also active in the family business and help run the team's social media, marketing, and open houses.

Daughter Gabby is studying business and working towards her real estate license while helping with social media and admin — and it's becoming clear the family business is in good hands. The Gannons are an active family who love tennis, sailing, boating, fishing, hiking, road biking, swimming, cooking, and travelling together. Brad and the kids have a tradition of tackling one epic adventure every summer like swimming across Lake Okanagan, the Tour de Victoria bike event or the West Coast Trail. Family time keeps life full and perspective sharp — which, if you ask Brad, makes him a better agent too.
